This notice describes how personal data collected through the elegieduino.it website (the "Site") is processed, in accordance with EU Regulation 2016/679 — GDPR.

2. Data collected

Through the "Request information" form we collect: name, email address and/or phone number (at least one of the two) and, optionally, your message. Through the "Download brochure" form we collect: name, email address and, optionally, phone number. No other personal data is collected, apart from the temporary code used to count visits described in section 9, which identifies no one and is deleted at the end of the day, and the conversations with the concierge described in section 10. For cookies, and for the Google Analytics statistics that are switched on only with your consent, see section 8.

Processing is based on the data subject's explicit consent (Art. 6(1)(a) GDPR), given by ticking the consent box on each form: without it the request cannot be sent.

5. Processing method and retention period

Requests sent through the "Request information" and "Download brochure" forms are transmitted directly to the TriesteVillas management system (CRM), which records them and notifies staff by email; the system is hosted by cloud service providers (Vercel for the application, Neon for the database) on servers in the United Kingdom. Until 9 October 2026, data from the "Download brochure" form was transmitted via the Web3Forms service (web3forms.com), which forwarded it by email to duino@triestevillas.com. Data is retained for the time necessary for the purposes stated above and in any case no longer than 24 months from the contact, unless a commercial relationship is initiated that justifies a longer retention under applicable law.

6. Recipients and transfers

Data is accessible to authorised TriesteVillas staff and, as external data processor, to the technical providers of the services listed in section 5 (Vercel and Neon for the management system; Google for email; until 9 October 2026, Web3Forms for the brochure) and, for the concierge, Anthropic (section 10). Data is not shared with third parties for commercial purposes nor sold. Data may be processed on servers outside the European Union: in the United Kingdom, which is covered by a European Commission adequacy decision, and, by some technical providers, in the United States; such transfers occur under the Standard Contractual Clauses approved by the European Commission.

7. Rights of the data subject

At any time the data subject may exercise the rights provided by Articles 15–22 GDPR: access, rectification, erasure, restriction, objection, data portability and withdrawal of consent. To exercise these rights, please write to richieste@triestevillas.com. The data subject also has the right to lodge a complaint with the Italian Data Protection Authority (garanteprivacy.it).

8. Cookies

The site uses technical cookies required for operation and, only with your consent, Google Analytics 4 statistics cookies (Google Ireland Ltd) to understand how the site is used. No statistics cookie is set until you choose; you can change your mind at any time via the “Cookie preferences” link at the bottom of every page. No advertising, no profiling.

9. Visit statistics without cookies

To know how many people visit our sites and which pages they read, each page sends a minimal request, with no identifiers, to our management system, without cookies and without needing your consent. For each page we record only the day, the page address (without parameters), the country, the type of device (computer, phone or tablet), the language of the page and, if you arrive from another site, its domain and the kind of source (for example a search engine or an email). When you move from one page to another without reloading, or open a page your browser had already prepared, the browser tells us with a minimal request that contains no identifiers. In the same way we count, only as totals, clicks on the phone, WhatsApp and email buttons and the enquiries sent through the forms. To estimate how many different visitors arrive in a day, the site computes a temporary code from your shortened IP address (without its last part) and your browser type, mixed with a random value that changes every day: the code is valid only for this site and that day, and at the end of the day it is deleted together with the random value, so that it can no longer be linked to anyone. The full IP address is never stored. We use this data only for aggregate statistics on the use of our sites: we do no profiling or advertising and we do not link it to the contact details you leave us. The legal basis is our legitimate interest in knowing how our sites are used (Art. 6(1)(f) GDPR); as first-party statistics treated like technical tools (Italian Data Protection Authority guidelines of 10 June 2021, section 7.2), no consent is required. The aggregate, anonymous counts are kept for 25 months. The data is processed on our behalf by Vercel Inc. (hosting, United States, under the Standard Contractual Clauses) and Neon Inc. (database, United Kingdom, a country covered by a European Commission adequacy decision). If your browser sends the Global Privacy Control signal we do not compute the daily code; you can also ask not to be counted with the link below, which stores your choice in your browser. The rights described in this notice still apply.

10. The site's AI concierge

When it is active, the "Ask the concierge" button at the bottom right opens an artificial-intelligence assistant, which says so up front. What you write to it is sent to the management system (CRM) of TriesteVillas srl, where a model by Anthropic (Claude) drafts the answer from the information published on this site. To answer, to check that the assistant does not get things wrong and to curb abuse, the CRM keeps the questions, the answers, the page and language you write from, the country, the IP address shortened (without its last part) and an encrypted fingerprint of the full address, used only to count questions; the team reads the conversations, and those containing attempts at abuse or manipulation may be reported by email to the team's manager. The conversation also stays in the memory of this browser tab until you close it. After a few answers the assistant offers to continue with a person from the team: if you leave your name and a contact detail and tick the consent box, a request is created in the CRM just as with the forms, with the questions you asked. The legal basis is your request (Art. 6(1)(b) GDPR); for the details you leave to be contacted, the consent you give with the checkbox (Art. 6(1)(a)); for reporting abuse, our legitimate interest in protecting the service (Art. 6(1)(f)). Anthropic PBC (United States) processes the text on our behalf: the transfer is based on the EU-U.S. adequacy decision (EU-U.S. Data Privacy Framework) if the provider participates in it, otherwise on the European Commission's standard contractual clauses (Art. 46 GDPR). Please do not write data that is not needed (identity documents, health or banking data): conversations without a name or contact detail are deleted 12 months after the last question; those that become a request follow the time limits in section 5, as do abuse reports sent by email with the conversation, which are kept for no longer than 24 months. The assistant can get things wrong and decides nothing about you: the builder's documents and what the team confirms to you are what count.
